Once a market study has been made we will be able to assess the pros and cons of your property, quantify its added value, know the prices of the competition and the square meter price of your area. We know the market and never inflate prices to secure your home. We merely explain the reality so you know exactly what to expect. We are sincere in advising you, regarding the price of the property, the procedures or the negotiations that will be carried out in the future.
We handle the photo report and home staging of your property. The advertisement is drawn up according to current online marketing standards. Commercialization is done through real estate websites that are well known at both national and international level including Spainhouses, Idealista, Fotocasa and its associated platforms. We also use social networks like Facebook or Twitter.
Telephone assistance, evaluation of potential buyers, organization of the visits, negotiation, legal, tax or financial advices, etc. We accompany you at every stage of the process and we take care of all the steps related to the sale / rental.
In the case of a rental, fees correspond to one month's rent + IGIC (local tax of 7%) which is usually paid by the future tenant. If the owner wishes, he can take charge of this cost or share it with the future tenant. The contract is made for 1 year with a mandatory minimum of 6 months. We do not do temporary short-term rentals.
In the case of a sale, fees are based on the amount of the transaction:
- For a price less than €120,000: €6,000
- From €120,001 to €400,000: 5%
- From €400,001 € to €600,000: 4%
- For a price higher than €600,000: 3%
We only collect our fees if we achieve our common goal: to sell or rent your property.
